Comparative Market Analysis Request What your house will ultimately sell for is based on a number of factors. When aiming for a particular price, it is important to be realistic about the property's true market value. I use a tool called a Comparative Market Analysis to find the estimated market value. This involves identification of similar homes with as many similar characteristics as possible, such as location, size, features (like garages, landscaping, pool), age and condition that have been sold recently. The prices for these comparable homes are then used to estimate how much your home might sell for. I know the value will vary with other factors, such as the local economy, number of homes on the market, the movement of people in and out of the area, etc., and those are taken into account when giving you my best estimate of your home's market value.
